New Vista Society selected as non-profit partner for over 200 new affordable homes in Richmond
Partnership with the city of Richmond will help deliver much-needed affordable rental housing for seniors, families, and local workers
The City of Richmond has selected New Vista Society as its non-profit partner for the Aberdeen Rental Residences project — an important step toward creating more than 200 new affordable rental homes on city-owned land along Sexsmith Road.
The partnership brings together New Vista’s 80-plus years of housing expertise with the city’s commitment to expanding attainable housing options for residents. The proposed development will help address growing demand for affordable homes that serve seniors, families, people with disabilities, and working households in Richmond.
“We’re proud to partner with the city of Richmond to help advance this much-needed housing,” said Darin Froese, CEO of New Vista Society. “This project reflects our shared commitment to building strong, inclusive communities where people of all ages and incomes can thrive.”
Together, the city and New Vista will seek funding through BC Housing’s Community Housing Fund (CHF) — a provincial program that supports affordable rental housing across B.C. and prioritizes projects ready for development.
The site includes several city-owned properties between 3660 and 3740 Sexsmith Road, and conceptual design work is already underway in partnership with NSDA Architects and TL Housing Solutions.
Public engagement for the project began earlier this year, including two open houses and meetings with nearby strata councils to gather feedback on design and neighbourhood fit. The city expects to advance a rezoning report to council in early 2026, with further opportunities for public input.
“Housing affordability remains one of Richmond’s most urgent priorities,” said Mayor Malcolm Brodie. “The partnership with New Vista Society represents a strategic investment in our community’s long-term livability, pairing city-owned land with the expertise of a proven nonprofit provider which increases our chances to receive funding from senior government to deliver high-quality, affordable homes close to jobs, transit, and essential services.”
Since 1943, New Vista Society has provided housing and care for seniors and families throughout Metro Vancouver. The Aberdeen Rental Residences partnership marks another milestone in its mission to create safe, affordable, and inclusive housing for all.
